And Cancellation Policy
** A $200 security deposit per week is required when making your reservations.
(This is also used to hold your vacation rental week)
This security deposit will be refunded back to you after we determine there are no damages, no missing items and the rental place is cleaned. In case of any damages, the expense to repair or replace, will be deducted from your security deposit, and the difference, if any will be refunded.
{Allow three weeks for deposit refund.}
Also if we find signs of smoking, pets in the rental, or if the rental is not cleaned, the deposit is forfeited.
(Smoking is permitted on our covered porch only.)
If booking with 28 days or less before arrival payment is due in full now.
Security deposit which is used to also hold your week, must be separate from all other monies!
Cancellation Policy:
If you cancel your reservation giving 28 days or more notice, the security deposit and any other payment made will only be refunded to you if the rental week can be re-rented at full price.
(Every effort will be made.)
If you cancel with less than 28 days notice or if rental week is not re-rented at Full price, the security deposit and all other payments made are non-refundable including use of golf cart payment.
Your payment is due in full at least three full weeks prior to your arrival date and is non-refundable for any reason after paid.
(We will handle Emergency and special situations on a case-by-case basis.) ,
And no refund will be given for any circumstances out of our control.
{ Ex: Fire, weather, acts of terror, conflicting obligations on your part. }
*Note: We reserve the right to amend or change these rules, policies and rates at anytime.
General Rental Policies:
Accommodations are limited to families only and to the number of occupants listed on the website, regardless of beds available. The only exception is an infant to occupy a crib.
Groups and House Parties:
Warning - we rent to families and responsible adults only - must be age 25 or older. We do not rent to house parties and/or groups including but not limited to fraternity, high school graduation, spring breakers, bikers or other non-family groups to be determined at the sole discretion of US. We may accept chaperoned religious organizations. No more occupants than listed on deposit form. (Max. 8) Any violation will result in termination without refund.
Parking is limited to 1-3 cars depending on size of cars. Additional car passes may be purchased at a cost of $3.00 per day. There is a small overflow area located at the entrance to the campground.
Motorcycles are not permitted to be driven within Ocean Lakes. Please request additional information if you will be bringing a motorcycle. We will be happy to inform you of designated parking for motorcycles. Motorcycle Policies at Ocean Lakes website!
No pets are allowed our Rental Unit (sorry pet owners!). Violators will be asked to leave with NO refund.
Golf Cars:
Renters cannot use golf cars belonging to the owner of the unit. Should the renter bring their own golf car, you must supply Ocean Lakes with proof of $50,000 liability insurance (copy of policy) on the cart. Gas powered golf cars are not permitted in Ocean Lakes Family Campground. Please review the golf car rental rates and policies on Ocean Lakes Website!
Speed Limit: Please abide by the park speed limit of 10 MPH throughout the park - it is for the safety of all and is strictly enforced.
Maintenance:
All equipment in our unit should be in working order. Please report any inoperative equipment to US promptly at 704-734-1164. We will make every reasonable effort to have the repairs made as soon as possible. Under no circumstances will any refunds be made for mechanical failure for AC, TVs, W/D or other small appliances. All service requests will be handled at our earliest option. ( EXCEPT FOR EMERGENCIES.) We manage this unit from our home in NC and some repairs may or may not be possible during your stay.
Messages: A Security Officer will deliver messages to your unit (1798)

A Mobile Phone would be handy since we do not offer a phone (Verizon and Nextel have good coverage) or you can use the Pay Phones located inside Ocean Lakes. The camptown store offers a free wireless internet hot spot to check email if you own a laptop with WAP.
Locked Utility Closets and Golf Cart:
We maintain two locked closet for storage of personal possessions and lock our golf cart. Please respect these locks. These personal items, which also include golf cars are not included in your rental and are not to be tampered with or used.
Lost Keys: should be reported to the US immediately. We will give you instructions on how to replace a lost key(s). Which is your responsibility to replace before you check out or you will lose your deposit!
More Policies and Instructions
Check-in 12:00pm
Sheets and towels are not included in your stay. One Queen size bed and One Full size bed, the twin size bunk beds and Queen size sleeper sofa. Don’t forget the Permission slip that we will give you!!!
Upon arrival, check in at the Main gate registrations desk under pull through with permission slip provided. Ocean Lakes will need your tag number, number of persons in your party, and 3 dollars per day for parking pass. They will give you a map and directions to our site.
You may want to turn on the air conditioners. If the microwave goes off the surge protector has a reset button on the bottom. Outside outlets are ground fault protected and have reset button on them. Main breakers are outside at back right corner facing front, also water cutoff under green lid cover on right side (incase of emergency).
BREAKERS WILL OVERLOAD and TRIP IF TOO MUCH IS PLUGED IN AND / OR RUNNING AT ONCE.
Please be careful and don’t lay papers on stove. Prolonged cooking on stove will make our house hard to cool.
You are welcome to use the gas grill. Move it off the porch, Please! If you run out of gas, go to the front desk and tell them your site # (1798) or call 1 (843) 238-5636. Some one will come by and fill the tank. (or you can take it to LOWES near Wal-Mart) We try to keep a full tank but if you run out of gas and want to use it you will have to pay to get it filled.
*You do not have permission to use our golf cart or personal stuff! A deck box is provided with chairs and toys Our crib and strollers are in the pantry near bunk beds. Golf cart and bike rentals are available in the campground or bring your own. Chair and umbrella rentals via the Lifeguards on beach. Smoking and pets are not permitted inside the rental! (Smoking is permitted on our covered porch only.)

!! Check-out 11:00 am !!
1. Turn off the air conditioners. Unplug all appliances not in use. Rinse and put all sand toys, boogie boards and beach chairs in the deck box. Be responsible and replace broken or lost items. Please water our plants in front please and roll up garden hose on reel.
2. Clean and Put the grill back if you used it and cover it with the grill cover.
(if you used the grill alot please have the tank refilled)
3. Please mop, dust, vacuum, make beds, blow debris off the deck with the blower provided in the deck box, and clean the bathroom (wash mats if dirty). Put TV remotes on TV and leave TV on Ocean Lakes channel 10, turn off. Before you leave clean the glass doors in front and clean out refrigerator. We expect our place to be clean and the way you found it. If it’s not, my next renters will tell on you and your deposit will be forfeited
4. Take out all trash and put it in the cans next to the road at the telephone pole.
5. Lock the door with the key. Put keys back in lock box and scramble the numbers.
